Ottewell Terrace & Primrose Daycare
Set in an older neighborhood in Edmonton, Ottewell Terrace is a unique project that addresses the community’s need for quality affordable seniors’ housing and accredited child care. The four story Seniors Apartment and daycare facility is a partnership between the owner (GEF) and Primrose Place Family Centre and fosters interactions between the young and old.
With 55 one and two bedroom apartments, and a daycare with a secure outdoor playing area for 70 children, the facility also features one level of underground parking, and common resident indoor and outdoor areas such as shared patios and multipurpose spaces. Two elevators ensure easy access between floors, and provides redundancy should one fail. A main floor corridor links to the adjacent seniors’ lodge, allowing residents access to existing food and recreation services. The steel framed building is non-combustible and utilizes an impressive building envelope with R60 insulation on the roof and R30 in the walls. Additional features include solar hot water heating, abundant natural daylighting, and enhanced barrier-free access throughout.
